Farmland is a real asset prized for steady income and appreciation that hedges inflation with low correlation with stocks, but its return is unusually sensitive to two volatile inputs: crop prices and yields. A realistic analysis can't rely on a single guess for either, which is why this tool models a range of outcomes.
This calculator builds a full year-by-year farm pro-forma and projects it across nine scenarios (every combination of low, mid, and high crop price and production), reporting before- and after-tax IRR, NPV, and a rate-of-return matrix so you can see how much the outcome swings with conditions.
How does this calculator work?
Enter the purchase details across five sections: Acquisition (price, value, appreciation), Financing (up to two loans), Income (acres plus low/mid/high crop price and production), Annual Expenses (seed, fuel, fertilizer, chemicals, taxes, insurance, depreciation), and Disposition (capital gains, selling costs, sell year, discount rate).
For each of the 30 projected years, revenue is crop price times yield times acres. Price and yield each compound independently at their own growth rate from the Income section, which is why the low, mid, and high tracks spread further apart the further out you look rather than staying a fixed dollar amount apart.
Operating expenses (seed, fuel, machinery repairs, fertilizer, chemicals, property taxes, insurance, and other costs) all inflate every year at the expense inflation rate you set, and the depreciation figure grows at its own schedule rate too, rather than staying flat, mirroring how farm equipment and improvement write-offs are commonly projected. Loan interest for each of your two possible loans is pulled from a full monthly amortization schedule, then summed into an annual figure for that year.
Subtracting interest and depreciation from EBITDA gives pre-tax income, which is taxed at your marginal rate; a loss year produces a negative tax, a real cash benefit rather than a zero. Cash flow then adds depreciation back in (since it is a non-cash expense) and subtracts that year's loan principal payments, leaving the actual cash the farm generates for you that year.
At every single year in the projection, the calculator also models what selling that year would look like: the land's appreciated value, minus the remaining loan balance, minus selling costs, minus capital gains tax on the appreciation above your purchase price, minus ordinary income tax on the depreciation you've claimed (depreciation recapture). That sale proceeds figure, before and after tax, is combined with every prior year's operating cash flow into an IRR on your original invested equity (your down payment plus acquisition costs), which is how you can pick any hypothetical sell year and see its return immediately.

How the numbers work
Revenue each year is crop price × yield (production per acre) × number of acres. From that the model subtracts operating expenses, loan interest, and depreciation to reach taxable income, then takes out taxes to get cash flow.
It repeats this for nine combinations: low, mid, and high crop price crossed with low, mid, and high yield, because those two inputs swing farm income the most.
Each scenario's yearly cash flows plus the net proceeds of a hypothetical sale are run through an IRR on your invested equity, producing the rate-of-return matrix. The mid-case is the central estimate; the spread to the low case shows how much downside the deal can absorb.
The headline is the mid-case IRR, but the real value is the spread between the low and high scenarios. If even the low-price, low-yield case stays positive, the investment is far more robust than one that only works under optimistic assumptions.
Because price and yield can move independently, the nine-scenario matrix shows which combination hurts most, often low price paired with low yield in the same year.
